Free cost of moving appointments

Have you ever wondered what it might cost for your dream home? At beercocks, our friendly, highly trained team offer a free cost of moving appointment so you can find out exactly what you need to budget for. Book your appointment with us today to find out more.

We also provide free valuations of properties across East Yorkshire and North Lincolnshire. Whether you’re buying or selling, you’ll be able to take full advantage of our vast local knowledge to help you make those all-important decisions regarding house sales and purchases.
Our independent valuations are typically provided for:

•Matrimonial purposes
•Close developments

All our solicitors sign up to our online tracking service, which makes it incredibly easy for sellers to track their house sale from beginning to end, 24 hours a day. This really helps to take the stress out of selling up and moving on, and is a highly lauded part of our service range, appreciated by all our clients.

Buying a house is the biggest investment you’re likely to ever make but unless you’re a professional letting agent, surveyor or conveyancer, you’re unlikely to really know how to go about it. That’s where we here at beercocks come in. We offer a full professional surveying service and have an experienced team of chartered surveyors on hand who will assess the condition of your property before you sign on the dotted line.
This is a hugely important part of the process and not something that banks or building societies will necessarily do in full when they conduct their own survey. Opting for a detailed survey report can save you thousands of pounds in the long run so is clearly worth doing – and you’ll be able to enjoy serious peace of mind as well.

We work in partnership with the Mortgage Advice Bureau to provide expert mortgage advice in Hull and the surrounding areas. Whether you’re buying your first home, moving home, re-mortgaging or investing in property, we can offer you professional help and advice thanks to our team of financial advisers.

Naturally, you want to get your house onto the market as soon as you can, which is why we here at beercocks offer energy performance certificates (EPCs) in-house.
An EPC is a legal document that provides details about the energy efficiency of a house, considering heating costs and carbon emissions and grading your home from A to G. This provides both sellers and buyers with information about the average cost of energy bills, as well as suggestions on how energy-efficient measures could result in cash savings.
It is the responsibility of the seller to order an EPC and you will have just seven days to receive this after your home is put on the market. However, as long as this has been ordered it does not need to be available when the property is first marketed. To find out more about the process and what documents you need, get in touch with our experienced and helpful team today.
