Naturally, you want to get your house onto the market as soon as you can, which is why we here at beercocks offer energy performance certificates (EPCs) in-house. 
An EPC is a legal document that provides details about the energy efficiency of a house, considering heating costs and carbon emissions and grading your home from A to G. This provides both sellers and buyers with information about the average cost of energy bills, as well as suggestions on how energy-efficient measures could result in cash savings.
It is the responsibility of the seller to order an EPC and you will have just seven days to receive this after your home is put on the market. However, as long as this has been ordered it does not need to be available when the property is first marketed. Letting & Management Services 

Fully Managed Service 

Letting Fee 
A charge of £234 (£195 +VAT)  will be made for each letting. 
Management Charge 
For the ongoing management we will charge a commission of 13.2% (11% +VAT) on all rents collected.  Subject to a minimum fee of £42 (£35+VAT) pcm. 
Renewal Fee 
A charge of £48 (£40+VAT) will be made for negotiating a renewal / extension to an existing tenant. 
Selling Fee 
Should the tenant subsequently purchase the property, the Agent shall be entitled to a fee of 1.2% (1%+VAT) of the purchase price. The Agent will negotiate and progress the sale to completion on behalf of the landlord. (Minimum fee of £1500 (£1250+VAT)
